Lease INCLUDED Can YOU help me find a loophole?
Looks like a pretty standard lease. Unfortunately, some of the "other" damages could be his financial suffering for not being able to release the house. In other words, if he leases it right away you just lose your security deposit. If it takes him 11 months to lease it, he may want you to pay 11 months of rent. I'm no lawyer, but I'd give him a 30 day written notice an intent to vacate and break lease and tell him he is entitled to keep the security deposit. Specify in the letter that verbal obligations on his part were not completed. Have this letter notarized and sent "return receipt requested", then just move out. He would have to begin legal proceedings to sue you for the rest, and I don't think it would be worth it for him
